Most of the time no. But if it does become clunky or unworkable in aesthetic appeal or structural integrity then we let you know of this issue immediately and recommend solutions that are advisable and hopefully satisfactory. Our aim is to design a home that fits these 3 key ingredients – your land, your lifestyle and family requirements and ofcourse your workable budget. That’s the Zeal Homes Way.

During our design process with our salesperson and our designer we include you at every step and work within the preliminary drawings to your brief and design choices to a point where you are happy and signoff on the final design so we can create the working drawings ready to build and get approved. Our designs are well thought out and suit the QLD lifestyle and climate. As we take into account the orientation with the sun, your views and the flow of rooms and furniture placement and of course the cross flow breezes which are important in summer.

Yes it can in most cases there will be minor or sometimes major cost depending on structural changes or adding to the buildings footprint size for instance. Minor cosmetic or internal wall movements do not incur much of a cost impact and we advise you along the way of these costs and highlight them to you so you can have the power to choose well and with autonomy.

Yes, resale is important factor to consider when building a home. You may not believe you will be moving in the near future but circumstances change and you may be put in a situation earlier of selling your home. I think you should always build to sell. Keep in front of mind when designing and budgeting

You don’t want to under or over spend obviously. It’s important to meet the market in your estate and suburb. And think about what the target buyer maybe looking for in the future.

Common changes we find are things like making bedrooms bigger, alfresco larger, more kitchen storage, adding attached granny flats is enjoying a resurgence of having extended family living under the one roof. But mostly it’s about customizing a house to suit the way people live and function in it.

A classic example would be a twist on a standard design that was made to our client’s home in Lota . We modified to suit their block and added a rear upstairs master bed balcony to overlook the water. Also added a large window where the freestanding bath is in the ensuite to capture the views of the water when in the bath. Really nice personal touches. Just add the champagne….

We are also currently designing our new personal home which has a real executive style master ensuite that forms part of the master bedroom and with a walk around shower really makes it feel luxurious. I wanted to create the premium hotel room feel at home. I think we have achieved this and by the great feedback we have acquired so far we feel our clients will take to it in spades. It’s all about providing high end value for our clients and great value for money.
