Guidelines

The LHA Livable Housing Guidelines provide Australia’s only best practice guidelines for liveable housing agreed in partnership between community, consumer groups, government and industry. The certification of a home to a silver, gold or platinum level under the guidelines ensures that these standards have been met through the home’s design and construction. Only LHA Design Guideline Assessors registered with LHA can assess a design or an as built house as meeting the Livable Housing Silver, Gold or Platinum levels. Only accredited LHA assessors can assign the use of an LHA Silver, Gold or Platinum logo to a design or an as built home which can then market the home as being livable to future home buyers.

Every Zeal home is designed and created to meet at minimum the Gold Level rating by accredited LHA assessors and criteria.

LHA Gold

LHA Gold Level features twelve core design elements building upon the core livable housing design elements featured in LHA Silver level plus enhanced requirements. LHA Gold level provides for more generous dimensions for most of the core livable housing design elements and introduces additional elements in areas such as the kitchen and bedroom.

The twelve core design features elements in the Gold level they are:

  • A safe continuous and step free path of travel from the street entrance and/or parking area to a dwelling entrance that is level.
  • At least one, level (step-free) entrance into the dwelling.
  • Internal doors and corridors that facilitate comfortable and unimpeded movement between spaces.
  • A toilet on the ground (or entry) level that provides easy access.
  • A bathroom that contains a hobless shower recess.
  • Reinforced walls around the toilet, shower and bath to support the safe installation of grabrails at a later date.
  • Stairways are designed to reduce the likelihood of injury and also enable future adaptation.
  • The kitchen space is designed to support ease of movement between fixed benches and to support easy adaptation.
  • The laundry space is designed to support ease of movement between fixed benches and to support easy adaptation.
  • Ground (or entry level bedroom space) here is a space on the ground (or entry) level that can be used as a bedroom.
  • Switches and Powerpoints Light switches and powerpoints are located at heights that are easy to reach for all home occupants.
  • Home occupants are able to easily and independently open and close doors and safely use tap hardware.
